We created the following Agreement for owners to use to motivate tenants to be cooperative and keep the property in showing condition when they list it for sale with Bill Duggan.

Tenant Cooperation & Appreciation Agreement

Re:  Property Address _________________________________

The owner is selling the above property and wishes the tenant to cooperate in the showing and access for Realtors and buyers.

The owners recognizes the effort required to keep the property in showing condition and the owner wants to offer the tenant an incentive to be paid out of the funds of the seller at the close of escrow.

The tenants part:
a.  Keep the property presentable and available during daylight hours.
b.  Allow a Realtors keybox for use in showing when tenant is not at home.
c.  Vacate when presented with a 30 day written notice and leave the property clean.
d.  Continue to pay your normal rent.

The owners part:
a.  Authorize escrow to pay you 100% of the amount of your rent if the house sells in the first 30 days on the market, or
b.  Pay you 75% of the second months rent if the property sells in the second 30 days on the market, or
c.  Pay you 50% of the third and successive months rent if the property sells in the third 30 days on the market or later.

The tenant cannot earn more than 1 months rent or less than 50% of one months rent.
